Rent negotiations are performed each year. We as the landlord must come to an agreement if we need to make rent adjustments. In our guide we tell you how your rent with us at CSB actually works – because it’s not quite like a regular landlord in town.

How your rent works
Only students at Chalmers or Gothenburg University are allowed to live with us, so you are not competing with ordinary people. In practice, this means that you will never have the same queue time with us as a regular landlord in town. Most get a home within 1,5-2 years.
We have no shareholders but we are a foundation. This means that no profit or surplus needs to be paid out to any owners. Everything goes back to the foundation so that we can take care of our maintenance and have reserves for urgent events that should not affect you as a tenant financially.
Our mission includes catering for student housing close to campus. Unlike other landlords who build according to the market, we have to constantly build new to future-proof the next generation of students, e.g. your younger siblings and friends who also want to study here in the future.
The housing shortage is great and we have also greater wear and tear on the apartments because we have a high turnover of the homes.
All lease negotiations take place together with something called the Council of trustees (which consists of our tenants). It is in negotiation with The Council of Trustees together we decide on annual rent changes based on a careful calculation model that takes many different factors into account. It is complex but fair.
Our CEO Joakim, Finance Manager Marie and a lawyer who represents us are involved in the negotiations.
Historically, rent increases have ranged from 0% to 5.3% in the last 13 years.
The negotiations usually start in December and are expected to be completed by January.
This affects your rent level
The fact that we usually have a slightly higher average rent than other property owners is not only due to our large proportion of new construction, but also that our older houses must be well maintained to last a long time and to develop in line with your changing needs.
Emergency events should not affect you: We will make sure that there is money for unforeseen events so that we do not have to urgently raise someone’s rents to cover the cost.
We build new homes all the time – this affects the rent. The housing shortage is acute and since we have students involved in all decision-making stages, new homes close to campus for students are our highest priority.
In addition, we always want to build climate-smart.
Your rent includes:
- Heat, water, electricity* and broadband.
- Access to our common rooms: pool, billiards, cinema room, sewing room and workshop.
*If you have individual metering and billing (IMD), you pay household electricity and hot water outside of the basic rent.
