What has to be adjusted and what will happen next?
The elevators that were installed when the building was erected are being used a lot from tenants, which means high wear and therefore have a high need for maintaining. The maintenance of the elevators is being done at the same time as the planned reparations.
In the summer of 2019, one part of the planned maintenance started, which included changing the elevator doors and their steering, which is a common fault. Unfortunately, this has taken longer than expected. During September have been made, which meant that the elevators’ speed is slowed down. The adjustments are made, however, they are still flaws that are to be adjusted as soon as possible. The final inspection of the contractor will happen as soon as the current faults have been adjusted.
Furthermore, we have started planning the next maintenance which will be a redesign of the inner elevator car.

What has to be adjusted and what will happen next?
On occasions, residents have been on the roof, which is strictly forbidden since it means a safety risk, which is why a rooftop alarm was installed. The sensors were installed incorrectly, and have now been replaced.
It is not allowed to enter the roofs! Also, the roof is not constructed to enter them, and when the roof has been entered it has lead to damages in some apartments, such as water damage. However, you are welcomed to the roof terrace at Kemivägen 7B, floor 14. If you do not have access, please fill out this form and contact our customer service.

What has to be adjusted and what will happen next?
The facade and the roof are a part of the climate screen, which is affected by the weather and therefore, these must be tolerant of the weather.
Facade
When the building was erected the facade elements were complete, but by time cracks were found. After an independent investigation, some faults in the manufacturing were found. These cracks can be seen and have been pugged during the year do prevent water from entering between the structural elements and potential frost damage. Besides this, structural elements have been replaced and sealant has been placed on the most exposed parts. The structural elements have before and after the sealing been tested, with the same result, thus, the structural elements are impenetrable.
A common fault is a leakage in apartments through the balcony door or windows from the floor above if these are open when it’s raining outside. Therefore, we ask you to please close your balcony doors and windows when it’s raining.
Roof
The roof is made of a rubber sheet, which is sensitive for external effects, for example, if you enter the roof which can lead to damages and leakage of water. This type of damages is adjusted and we have made sure that rain can runoff is a secure way. Besides this, we have adjusted some critical issues to further make sure that the roof is sealed.

What has to be adjusted and what will happen next?
We are understanding of all tenants who are affected by the leakage of water. We are currently looking over the need and the possibilities to perform adjustments in the apartment who are affected by water entering through the facade and the roof. We will come back to you when we have more information.
Currently, painting of the affected apartments will happen during 2020. We will come back to you with further information at the beginning of next year.

What has to be adjusted and what will happen next?
We are aware of the current problems regarding the aeration in the kitchen. We have a suggestion for an adjustment and will try this on a few pilot apartments as the first part of our adjustment plan. If the ventilation improves, the adjustment will be made on all the apartments. We will come back to you with more information after trying the adjustments on the pilot apartments.
