We are not like other landlords – Rent negotiations for 2025 are in progress!

Right now, rent negotiations are underway, where we as the landlord must come to an agreement if we need to make rent adjustments for 2025.

In our guide we tell you how your rent with us at CSB actually works – because it’s not quite like a regular landlord in town.

  1. Only students at Chalmers or Gothenburg University are allowed to live with us, so you are not competing with ordinary people. In practice, this means that you will never have the same queue time with us as a regular landlord in town.
    Most get a home within 1,5-2 years.
  2. We have no shareholders but we are a foundation. This means that no profit or surplus needs to be paid out to any owners. Everything goes back to the foundation so that we can take care of our maintenance and have reserves for urgent events that
    should not affect you as a tenant financially.
  3. Our mission includes catering for student housing close to campus. Unlike other landlords who build according to the market, we have to constantly build new to future-proof the next generation of students, e.g. your younger siblings and friends who also
    want to study here in the future. The housing shortage is great and we have also greater wear and tear on the apartments because we have a high turnover of the homes.
  4. All lease negotiations take place together with something called the Trust Council (which consists of our tenants). It is in negotiation with the Trust Council together we decide on annual rent changes based on a careful calculation model that takes many different factors into account. It is complex but fair. Our CEO Joakim, Finance Manager Marie, Administration Manager Simon and a lawyer who represents us are involved in the negotiations.
  5. Historically, rent increases have ranged from 0% to 5.3% in the last 12 years.
  6. The negotiations are expected to be completed  by January at the latest. As soon as it is done, we will inform about any rent increase.
