To sublease, fill out the appropriate form and submit it at least one month before your planned sublease.<\/p>\n<\/li>\n<li data-start=\"255\" data-end=\"425\">\n<p data-start=\"257\" data-end=\"425\"><strong data-start=\"257\" data-end=\"279\">Special Contracts:<\/strong><br data-start=\"279\" data-end=\"282\" \/>If you have a Masters apartment, Research apartment, or a short-term contract, contact us as these contracts have different subleasing rules.<\/p>\n<\/li>\n<li data-start=\"427\" data-end=\"773\">\n<p data-start=\"429\" data-end=\"773\"><strong data-start=\"429\" data-end=\"454\">Tenancy Requirements:<\/strong><br data-start=\"454\" data-end=\"457\" \/>For subleasing during the terms, both the primary tenant and the subtenant must be students at Chalmers University of Technology or the University of Gothenburg, and members of the student union. Special rules apply during the summer. (June, July, August).<\/p>\n<\/li>\n<li data-start=\"427\" data-end=\"773\">\n<p data-start=\"429\" data-end=\"773\"><strong>Application and process time:<\/strong><br \/>\nApplications are processed in about four weeks. You need approval from us to sublease. You cannot sublease during the final part of your rental period.<\/p>\n<\/li>\n<li data-start=\"427\" data-end=\"773\"><strong>Legal relationship:<\/strong><br \/>\nIn subletting, your rental relationship is with the person who rents your apartment. We have a legal relationship with you as the primary tenant and cannot assist with disputes regarding rent or other matters. The new law contains stricter rules for subletting without permission and\/or charging too much rent. What can happen is that your tenancy lease is terminated without warning. We no longer need to give you a warning and therefore with the new law you have no chance for correction. (Earlier a warning was needed, and you had a chance for correction).<\/p>\n<h3 class=\"p1\">You need our approval for subletting.<\/h3>\n<p><strong>Your contract can be terminated if you sublease without our permission or if you charge too much rent.<br \/>\n<\/strong>From October 1, 2019 you can get rid of your contract without notice if you sublease your apartment without the approval from your landlord.<strong><br \/>\n<\/strong><\/p>\n<p class=\"p1\"><strong>How much rent can you charge?<\/strong><br \/>\nThe rent you change should be the same rent you pay to your landlord. If you rent out with your own furniture, you can add 15 % extra and you can also charge actual costs for electricity and internet if it is not included in the rent.<\/p>\n<p><strong>What happens if you break the law?<\/strong><br \/>\nIf you sublease without permission and also charge too much rent you can get a fine or even prison since it is illegal from October 1, 2019.<br \/>\n<strong><br \/>\nThe rules do not apply retroactively<\/strong><br \/>\nThe new rules apply to agreements entered from October 1, 2019.<br \/>\n<strong><br \/>\nRules for roommates<\/strong><br \/>\nAs long as you live in the apartment you have the right to have a roommate without our permission. The rent you charge should not be unreasonable.<\/p>\n<p class=\"p1\">\n                <\/p><\/div>\n            <\/div>\n        <\/div> <\/div>\n<\/p><p class=\"p1\"><\/p><\/div>\n<\/p><\/li>\n<li data-start=\"909\" data-end=\"1191\">\n<p data-start=\"911\" data-end=\"1191\"><strong data-start=\"911\" data-end=\"937\">Sharing the Apartment:<\/strong><br data-start=\"937\" data-end=\"940\" \/>You can share your apartment with a partner or roommate, but only one person can be on the lease. If you want to share the cost, you can rent out a room, but you must live in the apartment with your roommate.
