Conditions for housing
At Chalmers student housing there are several requirements that you as a tenant need to meet with us. Among other things, you need to have an active union membership in a student union. You also need to pass at least 7.5 credits per semester and conduct active studies at Chalmers or Gothenburg University.
Student union membership
As a tenant with us, you need to be a member in one of the following student unions
- Chalmers student union*
- Sahlgrenska Akademins Studentkår
- Konstkåren
- Göta Studentkår
- Handelshögskolans i Göteborg Studentkår
Please note that it is not possible to collect housing queuing points for an earlier term or period prior to you becoming a member of your student union.
*Being a “support member” does not count.
Study requirements
Besides being a member of one of the above student unions, you also need to pass at least 25 % of full-time studies. We perform a control of study results regularly, to ensure that all of our tenants fulfill the study requirement.
If you request an exemption from the study requirement, please read an fill out this form. The notice period is four weeks.
Limitation to tenancy contract period
The rental period has a limit of six years per tenant. An extension can be granted with a maximum of three years if the tenant is a postgraduate student. After you are finished with your studies, you need to move out within three months.

Definitions
Chalmers Student Housing is a housing foundation that owns and manages student accommodations intended for individuals enrolled at Chalmers University of Technology or the University of Gothenburg.
In accordance with the foundation’s statutes, the accommodations are primarily rented out to members of the Chalmers Student Union. The accommodations are provided with a rental right and under conditions of limited tenure linked to the tenant’s studies according to the rules below.
Housing Queue
One can register in the housing queue from January 1st of the calendar year in which they turn 17.
To be able to sign a rental contract without a parent as a co-signer, one must be 18 years old. The registration in the housing queue must be updated every six months. An unupdated registration will be reset, and the applicant loses their queue time.
Apartments are rented out to the applicant with the highest queue points. In case of equal queue points, a lottery determines who comes first. When an apartment is obtained, the queue points are reset.
Before being admitted as a student, one can accumulate preparatory queue points, which are counted from the day of registration, and one is given one queue point per day.
Preparatory queue points are capped at 365. Thereafter, membership in the student union is required for the accumulation of queue points to continue. Membership in the Chalmers Student Union gives 2 queue points per day. Membership in any of the other student unions within the Gothenburg United Student Unions gives 1 queue point per day.
Housing Priority*
During the period June 1st to August 31st, students in their first year of enrollment at Chalmers have priority for single-room apartments. When applying for an apartment with housing priority, the maximum number of queue points that can be credited is 365.
There are no other general priority rules, but specific priority can be granted after individual assessment.
*Housing priority applies only during the period June 1st to August 31st when approximately 100 single-room apartments are earmarked for students in their first year of enrollment at Chalmers University of Technology. These are allocated through a lottery principle.
Study Requirement
The tenant must pursue active studies at Chalmers or the University of Gothenburg. To meet the requirement of active studies, a passing result in the equivalent of at least 25% of full-time studies per semester is required.
Dispensation from the Study Requirement
Requests for dispensation from the study requirement are individually assessed and can be granted for a period of up to twelve months during the tenancy. The time granted for dispensation is not included in the duration of the tenancy. (See rule for housing lock).
Reasons that may be considered grounds for dispensation after assessment include:
Parental leave
Medical reasons – For a tenant who, due to verified medical reasons, cannot meet the study requirement
Trust assignments – For a tenant who is fully remunerated for assignments in the student union and, due to this assignment, cannot meet the study requirement.
Internship – Tenant who takes a study break to undertake internships as part of their studies
Dispensation from the study requirement requires: (i) that the period of dispensation does not coincide with the beginning or end of the tenancy, and (ii) that the tenant intends to resume meeting the study requirement after the period of dispensation. Subtenants are not granted dispensation from the study requirement. Other dispensation cases are assessed individually.
Dispensation from the Study Requirement
The tenancy is capped at six years of studies per tenant. An extension of up to three years can be granted for those pursuing doctoral studies. Vacation must be completed within three months after the completion of studies. Dispensation is individually assessed and can be granted for full-time remunerated trust assignments, medical reasons, parental leave, and internships.
Subletting
All subletting must be approved by Chalmers Student Housing. Subletting without approval is a legal offense that may result in the forfeiture of the rental right and legal consequences.
Applications for subletting can be approved if the tenant’s intention is to return and can be approved for a period of up to twelve months during the tenancy. In subletting, both the primary and secondary tenants must meet the study requirement. Alternatively, the primary tenant has been granted dispensation from the study requirement.
Subletting is approved only if the application is complete according to the conditions specified on the application form.
So-called simple subletting is subletting during the period June – August and can be approved on the condition that the subletting period does not coincide with the start or end of the rental period. There is no study requirement for the secondary tenant in simple subletting. This type of subletting does not count towards the maximum period of twelve months that subletting can be granted.
Contractual Terms
When entering into a lease agreement, the following must be ensured:
The tenant must be 18 years old or have a parent as a co-signer if the tenant is under 18 years old.
The tenant must have undergone a credit check regarding payment remarks. Income verification is not conducted.
The tenant must commit to having valid home insurance throughout the entire tenancy.
The tenant must be a member of the Chalmers Student Union or one of the other student unions in the Gothenburg United Student Unions.
Additional information
Review of cases where the tenant can express their complaint if they feel unfairly treated is composed of the following: CEO and chairman of Chalmers Student Housing, representative from the Trust Council at Chalmers Student Housing, and representative from the Chalmers Student Union. In case of a tie in a case, the chairman of Chalmers Student Housing has the deciding vote.
